At the southern edge of the property the business tower will be placed, there is the traffic and urban order and as anchor of the high tower is the direction used by the St. Stephen on the Danube (Empire Bridge, Danube City Wagramer Strasse to the Danube River Center).
The residential tower is vertical and completion of the landmark in the north to the adjoining residential area, a major inner city expansion area, whose development is not yet complete and which will find their south-facing end. As the position of the tower for the northern end of the site is used, taken from the ice rink and Attemsgasse directions. The long facade facing south and the view goes past the front tower.
Centrality in a new place is understood as a manifestation of the higher meanings and systems.
As the volume of the towers cubes are used, their dimensions are retained despite modified content down.
Business Tower at the corner spaces are emphasized, a double high space per level shall take place from floor to floor in a spiral shape up, allows for vertical connections and brings air into the building.
The residential tower will begin in the lowest area as a smooth, glazed volume (Doppelfassde, adequate to the business tower) with partially double-height space inside for special uses. Its exterior plan is up in the loggias fragmented before the apartments, an inner, closed layer is revealed (individual, cold, glazed loggias placed before the thermal wall).
At the pedestrian level of the building is designed as a filter.
The huge footprint in the concrete structure is fragile, a simple, unobstructed crossability is given at any point. This zone of shops and catering facilities obtained by maximizing the surface, the base areas of the towers are streets in this part of the active surface area.
As an analogy for the urban qualities sought here, the great Viennese markets, especially the Naschmarkt are used, but also the streets of old town centers systems.
Volume, but also acquisitions of office buildings and towers are available as stand-alone building, identity and usability may arise from the entanglement of the selected directions in the structure of the public building.
Permeability for the users comfort and still high in relation to wind load shall be the building through training, their surfaces and types of degrees, achieved by supporting the planting of large trees.
